The four new warehousing parks in Qatar are playing a vital role in stimulating commercial activities in the country, Al Asmakh Valuations and Research Director Gaurav Borikar has said.
These facilities have provided manufacturers and traders with the much-needed space for storage of goods and commodities at competitive prices, Borikar said.
According to Borikar, warehousing and logistics constitute a critical link in the chain that connects the manufacturer to the eventual consumer.
"It is the efficiency of a business’ logistics and distribution machinery that commands their reach, time to market and cost efficacies which prove to be a major factor aiding businesses to stay relevant in today’s ultra-competitive environment. This is especially true in the current time when the internet is dominant where businesses are obligatory to constantly cut costs to acquire or retain consumers,” he said.
The demand drivers for the warehousing markets are the manufacturing and consumption sectors.
"The manufacturing sector-led demand comprises the requirements arising from the need for the storage of raw materials and finished products from industries such as automobiles, cement, and food processing, among others,” he said.
In terms of consumption-led demand, he said, all product categories, ranging from apparel and footwear to home and lifestyle are considered.
Offering a complementary solution to logistics activities, the four Warehousing Parks backed by Manateq are based on the model of ‘build, operate and transfer’ whereby the facility is designed, constructed, operated and maintained by a private partner.
Out of four, three warehousing parks are located in the north side of Qatar in Bu Fesseela, and Umm Shaharaine areas while one warehousing park is located in the south side of Qatar in Bu Sulba.
The warehousing parks are allocated to four major operators of Qatar, Al Asmakh Real Estate, Gulf Warehousing Company, Ali Bin Ali Group, and Barwa.
Total size of the development is close to 1.985 million sqm that comprises a mix of dry, air-conditioned, chilled, and frozen warehouses with retail outlets, office, and labour accommodation.
Bu Fesseela Warehousing Park is operated by Al Asmakh Real Estate, built over 469,410 sqm land area. The built-up area (BUA) of dry warehouses is 111,329 sqm, air-conditioned is 32,067 sqm, chilled is 31,618 sqm, and frozen is 13,916 sqm.
Total BUA of the warehouses is around 189,000 sqm. Ground plus two-storied labour accommodations span over BUA of 22,500 sqm with around 640 rooms. The mixed-use residential and retail outlet is created in two-storied buildings with BUA of about 27,000 sqm. The total BUA of the development is about 240,000 sqm. The open yard storage is developed on 17,604 sqm.
Bu Sulba Warehousing Park is operated by Gulf Warehousing Company (GWC) that is spread over 517,375 sqm land. Warehouses and distribution centers are with BUA of 200,000 sqm, residential facilities are with BUA of21,000 sqm and container depots and open yards are with 21,000 sqm.
Umm Shaharaine 1 Warehousing Park, also known as Dohatna Logistic Park, is operated by Ali Bin Ali Group that is spread over 499,181 sqm land. The BUA of dry warehouse is 25,928 sqm, air-conditioned is 71,560 sqm, chilled is 4,309 sqm, frozen is 2,873 sqm, and chemical is 3,019 sqm. Total BUA of warehouses is about 107,689 sqm.
Retail outlets are planned with a total area of 1,551 sqm, while office space is about 524 sqm. Labour accommodation is built over 16,765 sqm.
Umm Shaharaine 2 warehousing park is managed by Barwa that is planned over 500,000 sqm land.
The project offers warehousing with a total built-up area of 250,500 sqm, including 131,700 sqm of dry storage areas, 62,800 sqm of air-conditioned storage areas, 37,000 sqm of chilled storages areas, and 19,000 sqm of freezer storages. The project also includes labour accommodation on a total plot area of 7,655 sqm, in addition to 532 sqm of offices, and a total of 38 retail shops on a plot area of 1,676 sqm.
Highlighting that logistics and infrastructure go hand-in-hand, Borikar said, "Transportation of cargo from the manufacturing plant or port to the warehouse, and further to the retailer or the end consumer is a crucial activity under logistics. Well-developed infrastructure, mainly road network makes it possible.”
He said that the development of world-class infrastructure like multi-layer road networks and initiatives to set up industrial corridors such as Al Majd Road, Orbital Road, National Day Ceremonial Road and Hamad Port Road have furthered boosted logistics activities in the country.
