Qatar saw more than QR2.5 billion being generated from 649 property deals in March, figures from the Ministry of Justice’s Real Estate Registration Department shows.
This is a 28 percent increase from February in terms of number and a 45 percent jump in terms of value. Going by the area of real estate sold, the transactions represent a 38 percent increase month-on-month.
Al Rayyan, Doha and Al Wakra municipalities saw the biggest transactions in terms of value, followed by municipalities of Umm Slal, Al Daayen, Al Khor, Al Dakhira, Al Shamal, and Al Shahaniya.
Doha recorded transactions worth QR564.301 million, followed by Al Wakra with QR621.345 million, Al Rayyan with QR378.933 million and Al Daayen with QR 357,341.
The Umm Slal municipality recorded transactions worth QR181.533 million, while Al Khor and Al Thakhira municipality had transactions worth QR73.612 million. Al Shamal saw deals worth 29.208 million and Al Shahaniya QR 2.678 million.
In terms of the traded area, Al Wakra, Doha and Al Rayyan topped the list, at about 31 percent, 20 percent and 18 percent respectively. They are followed by Al Daayen with 16 percent, Umm Slal with 8 percent, Al Khor and Al Thakhira with 4 percent and Al Shamal with 3 percent.
In terms of the number, Al Wakrah accounted for 27 percent of the total, followed by Al Daayen with 20 percent, Doha with 19 percent, Al Rayyan with 17 percent, Umm Slal with 9 percent and Al Khor and Al Thakhira with 5 percent and Al Shamal with 3 percent.
The average price per square foot for March ranged between QR575 and 852 in Doha, 225 and 389 in Al Wakra, 291 and 527 in Al Rayyan, 247 and 432 in Umm Salal, 303 and 475 in Al Daayen, 179 and 294 in Al Khor and Al Thakhira, 124 and 263 in Al Shamal, and 155 in Al Shahaniya.
The trading volume revealed the registration of the highest value of ten properties sold in March, which included six in Doha municipality and four in Al Wakrah municipality.
Regarding the volume of mortgages transactions in March 2021, the number of mortgage transactions that took place during the month reached 98 transactions, with a total value of QR 2,700,300,061.
Al Rayyan municipality registered the highest number of mortgage transactions with 28 transactions, equivalent to 28.6 percent of the total number of mortgaged real estate, followed by Doha municipality with 25 transactions, equivalent to 25.5 percent of the total number of mortgaged real estate, then Al Daayen Municipality with 24 transactions, equivalent to 24.5 percent of the total number of mortgaged real estate, then Umm Slal municipality with 10 transactions, equivalent to 10.3 percent of the total number of mortgaged real estate, followed by Al Khor and Al Thakhira municipality with six transactions, equivalent to 6.1 percent, then Al Wakra municipality with four transactions, equivalent to 4.1 percent, and Al Shamal Municipality with one transaction equivalent to one percent of the total number of mortgaged real estate.
Regarding the value of mortgages, the Doha Municipality came to the fore with about QR 2,356,245,292 and Al Shamal municipality registered the lowest value QR 283,000, while Al Shahaniya did not register any mortgages transactions.
Looking at the indicator of mortgage transactions activity by studying the ratio of the number of mortgaged properties to the ratio of their financial value, the bulletin showed that the ratio of the number of mortgaged properties is greater than the ratios of mortgage transactions amounts, in all areas that witnessed mortgage transactions except for Doha municipality where the amounts of mortgage transactions achieved a higher percentage when compared to the average number of mortgage operations.
By tracking the activity and volume of mortgage transactions that took place in March, the bulletin showed that Doha municipality registered five of the top 10 mortgaged real estate, Umm Slal municipality recorded three real estate while Al Daayen and Al Rayyan municipalities registered one mortgaged real estate each. The volume of mortgage transactions for the top 10 real estate reached 91 percent of the total value of all mortgage transactions that took place in March.
Regarding the trading activity in the Pearl and Al Kassar areas in March, the number of deals reached 169 deals for residential units that were included in the buying and selling operations, with a total value of QR395.623 million, registering an increase compared to February.
The real estate trading data during in March 2021 showed that the real estate sector continues its steady growth in various investment and commercial fields, thus continuing the strong and active trading movement witnessed by the sector during the recent period, especially with the issuance of new laws and decisions related to real estate brokerage, real estate registration, ownership and usufruct, in addition to the laws that attract domestic and foreign capital.
